With respect to REOs, we have developed a
proprietary multi-dimensional approach to reselling properties in
an efficient manner, maximizing profitability and mitigating risk
for our clients. We apply the following methods to resell
properties:
- Captive Sales Force: As a result of our
exclusive arrangement with IPIN, we are able to resell REOs to
retail investors in a cost-effective and efficient manner. Our
disposition platform provides us with the unique ability to reach
retail investors globally with sales offices in Europe and North
America. In 2009, BridgePoint/IPIN sold approximately $90,000,000
sight unseen in proprietary retail real estate, with sales velocity
increasing each day. IPIN sells on average one to two properties
per day. 16% of purchasers are from the US, 40% from the United
Kingdom and the remaining percentage are dispersed across the
globe.
- Broker/Agent Networks: We have an exclusive
mandate to represent multiple broker/agent networks which provides
us and our clients with an additional sales outlet in the event
IPIN is unable to perform within 30 to 60 days of being engaged.
Our broker/agent networks represent over 100 real estate brokerage
firms globally that specialize in retail real estate
investment.
- Workshops for First Time Homebuyers: Along
with our affiliates we will arrange free workshops designed to
educate first time homebuyers on the programs and government
incentives available to them by the US government such as FHA
financing (97% financing) and the $8,000 tax credit. By educating
the first time homebuyer, we, along with our affiliates, are able
to qualify prospective end users and supply properties designed to
accommodate their needs - providing an effective resale
outlet.
- Conventional Resale Strategies: BridgePoint
Ventures, LLC owns BridgePoint Real Estate group (BPREG), a
licensed Florida real estate brokerage. Through BPREG, we are able
to utilize MLS (Multi-Listing Service), Craigslist, Backpage and a
myriad of other strategies commonly utilized by the realtor
industry to identify, qualify and close potential purchasers.
In addition to directly handling the sales process, we also
facilitate the administration, closing, mortgage financing, title
and insurance on behalf of the retail purchasers unless otherwise
instructed providing a turnkey service to our clients.
