Since 2005, despite the global credit crunch, BridgePoint Ventures has successfully provided equity (through our presale programme alone) for over 55 different development projects globally, in a multitude of asset classes ranging from hotels to large apartment schemes to marinas and mixed-use.

BridgePoint is exclusively responsible for creating and providing real estate investment strategies and programmes for more than 65,000 members of IPIN (BridgePoint's investment management partner). By maintaining a 100% capital preservation record since inception, coupled with the depth of IPIN's membership base, BridgePoint's mandate and successful track record provide the company with the unique ability to build funding solutions that are able to meet your projects' financial needs within the timetables required.

Through a methodical consultative process, we can provide you with unique funding solutions and the ability to meet your respective project's needs in different stages of the development cycle. Our proven track record includes projects ranging from the Mandarin Oriental (Chicago, USA) and the Holiday Inn Docklands (London) to the Flaxby Golf Resort (Harrogate, UK) and the Raithewaite Hotel (Whitby, UK).  We operate solely on a performance fee basis, meaning that we are only remunerated when we successfully deliver the liquidity required.

Our firm focuses on hotel, residential, student housing, healthcare/retirement, and mixed-use development projects that have obtained planning permission and require senior and/or additional equity financing to proceed.  Our minimum equity investment per development is £1,000,000.   Whilst we prefer developers that already own their respective sites, we will work with developers that have exchanged on a site and need additional liquidity to complete on the purchase.

The customization associated with each strategy is comprised of analyzing the following items and providing a solution that best serves you as our development partner:

  1. Market Trends (current and future)
  2. Projected Development Costs
  3. Developer's Pre-Existing Exit Strategies
  4. Project Profitability
  5. Project Size and Scope
  6. Development Stage
  7. Asset Class
  8. Type of Financing
    1. Country of Origin
    2. Type of Lender (Hedge Fund, Bank, etc.)
    3. Origin of Liquidity (Capital Markets, Central Bank, etc.)
